An increasing demand for independent advice on tenancy issues has led Charter Keck Cramer to further develop the Accommodation Solutions Group (ASG). The service has been offered for a number of years; however the demand for Charter's expertise in this area is growing to the extent that a fully-fledged team is now in place to expand the offerings. The group has a stronger focus on the Commercial and Retail sectors, however does have broad experience in other property classes.
Client services currently offered by the Accommodation Solutions / Negotiation Services Group include:
- Undertaking all aspects of leasing / purchasing negotiation services (preparing market brief, sending to appropriate representatives, full liaison with all real estate agencies, preparation of options analysis and recommendation, comprehensive financial analysis and modelling, final recommendation, negotiate best outcome for party, draft lease heads of agreement, review of lease/contract document and liaison with solicitor);
- Handling lease renewal and lease variations negotiations;
- Representation and assistance with market rent reviews and with valuer / umpire appointments. Preparation of submissions;
- Lease review and strategy advice - from a property perspective and in consultation with your lawyer
- Advice and negotiation of "make good" / termination / restoration / re-decoration clauses as required under leases;
- Negotiation and advice on personal guarantees / bank guarantees / security deposits have been provided and/or which are requested to be provided;
- Reporting, analysis, and negotiation of incentives in the current market including fit-out contributions, rent free periods, rental abatements / offsets and other inducements;
- Negotiating assistance with exiting leased property including assignment, sub-letting, guarantees, transfers and lease surrender payments;
- Assistance with fit-out coordination, including design, budget, relocation management and project delivery (if required);
- Office space planning based on an understanding of each company and the likely future growth and/or retraction of the business;
- New retail store selection and negotiation location and / or disposal advice;
- Assistance and/or preparation of business cases / board papers and the like;
